Heritage Realty has been our renting agent for over 20 years, and our managing agent for over 10, for a small apartment building that we own in San Mateo, and we couldn't be happier. HR has seen to it that the building has stayed fully rented and that issues that come up, reported either by tenants or the inspectors for our insurance company, are taken care of in a timely manner and at reasonable fees. Terry even once mediated a dispute between two roommates whose relationship had gone completely out of whack. I can't imagine moving our business elsewhere.

Your services have been excellent in getting tenants, adjusting rental rates in accordance with current market, getting rents paid on time or if late, going after the rent and collecting overdue penalties, getting maintenance and repair services done when needed with responsive time frames at reasonable prices, and appraising the property for estate settlement. We could not have succeeded in managing the property as well as you did it for us. We know that our net return was greater while paying your commissions and fees than it would have been, had we tried to manage the property ourselves. Additionally, we had much, much less hassle because you took care of it. Plus your successful marketing the property which sold in record time at a desirable price even though the real estate market is in a downturn.

Heritage Realty is excellent - here are the reasons why: 1. I personally interviewed 7 property management services before handing our house over to them. They got the contract. 2. They had our home for 7 years, were professional with us. Personal property ownership means you rent to tenants on a contract and you Repair Your Property Prompty for the renters. We did that. 3. They had the best people in our home, and it pained me to ask them to move when we needed to move back to the house. Heritage was considerate of tenants, advised on legal issues, and assisted tenants. Wonderful Experience for both (we compared notes). 4. I am now a renter with them until our home is updated for our return. So I have both perspectives with them - coincidentally. EVERY TIME I call with a repair needed (out of respect for the property owner), Heritage responds and sends courteous, capable maintenance people. 5. We as Americans can take more responsibility and compassion in the manner we live and treat others' properties.
